The Value of a Single Level Custom Home Building

Living in Myrtle Beach, we are seeing a continual uptick in the real estate market.  With many states taxes rising, the situation is opposite in South Carolina.  It is beyond affordable to live here.  We are seeing many empty nesters and retirees making the trek down the southern way to find relief for their golden years and maximize their estate plan.  There are some things to consider when designing and planning your custom home.

One is living space.  Trends the past few years have moved the Master Bedroom to the bottom floor.  Mom and Dad have not wanted to go the way of stairs every day.  With increased age though, many don’t desire stairs at all for an option.  Back pain, and increased difficulty with mobility is something many are beginning to think about.  No one thinks much about it when healthy and young, but take care of an aging parent and you will know how limiting gatherings and living on upper floors can become a simple no go.  Even now one of the major things my family considers before attending any event is understanding the layout of the venue.

In our latest design consideration, Suriano Homes founder, Tom Suriano has created something that the people moving into our area that are calling for.  They are  desiring something different than most of the big custom communities are doing.  Below is our newest Model Home in Waterbridge, a custom home community in Myrtle Beach.  “The Heather”, a 2400 square foot single level coastal cottage ranch style home is fitting the need of many new home lookers.

Advantages include, all living spaces on one floor, no stairs to contend with, still a generous sized home that can include bedrooms or office/study that can give a varied living space to meet many needs.  The home boasts a 2 car garage and a generous porch that can be adjusted to be an all season room, screened or open porch.

Some people do desire more of a yard for the reason that they are used to living in a non-HOA community or a more rural area.  One thing to consider is also the yard work necessary to maintain the whole home and lot.  Older age means that much will have to be contracted out.  This can be expensive when dealing with spreading mulch, in-season yard work and general maintenance.  Having simpler and smaller sized lots for many is not a downside, but an advantage.

The video below is an update on our “Heather” plan in motion.  The demand for single story/ranch style homes are on the increase for the retirement home or long term investment purchase for many people in their empty nest phase of life.  Additions that can be modified on this plan can include adding a simple bonus room above the garage. This does allow for stairs, but again, it will be only for storage and perhaps a bathroom for guests.  It doesn’t necessitate much in the way of going up and down stairs regularly.

A great time to visit our custom home community is often on Saturday.  We have a wonderful staff that will great you, take you through our custom tour of one of our Model Homes and then you can take your time perusing through the neighborhood. Take a walk through the amenities center, pool, and playing courts.

We have a map of the community, floor plans pre printed for your viewing and several houses in the works that you can go by and visit.

Suriano Homes Continues Growth

Myrtle Beach has been a good transition point for Tom and Paula Suriano.  Back in 2011 when they made the move they brought with them over 25 years of experience in framing/construction and building top quality homes in the New Jersey area.  Tom first built a home for his family in the Waterway Palms Plantation community, a beautiful intracoastal waterway and gated community in coastal Myrtle Beach.  After a few projects Tom was pegged as a “featured builder” in the prestigious Waterbridge, a sister community in Myrtle Beach to Waterway Palms Plantation.  Becoming a featured builder has been an amazing opportunity for Suriano Homes.  Being a custom builder and connecting with a couple of custom build communities, has ensured that Tom could press on with his dream to create dream homes for clients with a unique flavor different from track home builders.  Custom homes means a bit more creativity, a bit more interaction with clients and understanding the wants of the the clients while tying it all in with the restrictions of each community.
