Suriano Homes Continues Growth

Myrtle Beach has been a good transition point for Tom and Paula Suriano.  Back in 2011 when they made the move they brought with them over 25 years of experience in framing/construction and building top quality homes in the New Jersey area.  Tom first built a home for his family in the Waterway Palms Plantation community, a beautiful intracoastal waterway and gated community in coastal Myrtle Beach.  After a few projects Tom was pegged as a “featured builder” in the prestigious Waterbridge, a sister community in Myrtle Beach to Waterway Palms Plantation.  Becoming a featured builder has been an amazing opportunity for Suriano Homes.  Being a custom builder and connecting with a couple of custom build communities, has ensured that Tom could press on with his dream to create dream homes for clients with a unique flavor different from track home builders.  Custom homes means a bit more creativity, a bit more interaction with clients and understanding the wants of the the clients while tying it all in with the restrictions of each community.

The past couple of years has been really good to us at Suriano Homes.  The market continues to improve, lots are selling, and people are buying again.  This is a great time for us, like others in the market continue to look forward at all the possibilities and opportunities ahead.  This YouTube video, shares a bit of our finished work in the past months and is a testimony of the gratitude we have for the blessing of serving so many great people with a dream they so long looked forward to.

Advantages of Custom Home Building

download (9)Suriano Homes, Inc has been building custom homes in Myrtle Beach since 2011.  Every time I meet with new and prospective custom home build clients, I work through many mindsets and thoughts with each of these people.  One of the most difficult things to communicate to people believe it or not is the idea that they have more input than they may even recognize in the process.
The first thing that Tom does when clients are interested in our helping them build their dream is ask questions…. “where do you want to live?” “Waterfront or interior?”  “How big of a house?” “How many bedrooms?”  “What type of design?”

Our job as a builder is to simply and most importantly seek to understand what it is that the custom home buyer desires and to then take all of that information and work with the lot size, architectural review committee and finally share all our 30 plus years of experience with the buyers.  Tom has expertise on how to take advantage of sunlight with window and slider layout, color schemes, storage area development and minimizing “wasted/dead space”.  Many buyers have no knowledge of these things.  We offer up this information not as “must do’s” but many clients would never know of the intricacies involved in home building.

Once we have come to an understanding of the client’s taste and desires and we scratch a design on a napkin or scratch paper, we give it to our CAD design team and from there we have proof one for a custom dream home!  It is almost at the next follow up meeting that client or builder share some concerns, talk decking and driveways, special features, move a wall, add a window etc.  Revisions are turned back in to the design team and wallah, we have an updated floor plan.  After a time or two, the CAD team, Tom and the clients have all come to agreement to put in a formal request for review and approval with the local review board.  The beauty in all this is that it is not an extra fee to make these changes or upgrades along the planning phase because our team is all in house and able to make changes real time on the fly.

The custom work at this point is only beginning. Tom then has two very capable interior design specialists available to each client for all of their decision making for floors, colors, trim, and all the other special house to home features every home owner dreams of.  Where to hang the light fixture you love?  The trim big and blocky or simple to ornate?  This is YOUR HOME!

We have all said it, “when I do it next time, I will…..” When it is all done, we hope and pray you will be in your completed Suriano Dream Home saying, “we did it right!”. There is something so rewarding about joining in the process and designing with all the disappointments and frustrations you have had in mind from your other homes, only to solve many if not all of those frustrations!

Home Builders “Type/Class” of Houses

At Suriano Homes, we deal with many potential home owners that expect a new home buy to be much like a used home purchase.  Find the neighborhood, find a house and move in.  But not all home building is the same.  By same I don’t just mean same quality of product and house value, but I mean “types” of homes built.  Once we exchange our hello’s, I often try to gauge what neighborhood the interested home owner desires to be in and then I see what they know about custom homes building in general.  Suriano Homes is a custom home builder.  I define that below with the other two types of home building.  Spec Home Building, Tract Home Building and Custom Home Building all have their pro’s and con’s and are quite different.  Lets compare and contrast the three types of home building below:

SPEC HOMES – The term “spec” is short for speculative home for sale. Builders, even custom builders sometimes build homes for sale with no particular buyer in mind. … An experienced builder will know what people like and are willing to buy. Some builders specialize in spec homes.

Tract housing –  also known colloquially in the United States and Canada as cookie-cutter housing, is a type of housing development in which multiple similar homes are built on a tract of land which is subdivided into individual small lots.

A custom home – is a one-of-a-kind home that is designed for a specific client and for a particular location. The custom home builder may use plans created by an architect or by a professional home designer. Custom homes afford consumers the opportunity to control layout, lot size, and accessibility.

At Suriano Homes, we have many opportunities to custom build your dream home.  It may take a little more time than a turn key spec home or a tract home that is manufactured quickly with very similar traits from home to home, but the rewards are well worth it.  It will be unmistakably “your” design.  Your touches on granite, cabinetry, flooring, window choices, roof color, landscaping, appliances, fixtures, etc.  Knowing the difference between the three “types” of home builds can save you time and energy because typically neighborhoods fall into these categories as a whole (not always).  For instance in our new custom home community there are eight featured builders (Waterbridge), but we also from time to time have several spec homes for sale.  Be educated in the difference and that will help you know how to address each builder you talk with!

The idea of coming up with a floor plan can be very scary for almost all the clients we work with.  But it really doesn’t have to be.  Suriano Homes has a thorough system that we operate by that ensures quality delivery for each of our client’s dream home design.  The process is quite simple.  Lot selection, and by that, we have to remember to make the lot selection appropriate.  If we want a wide house on a narrow  lot, that is a dream nobody can fulfill.  So, keeping in mind the basic “look” you are going for, then selecting a lot that will allow for that dream to fit.  If you are uncertain, you should definitely us up front first. Better to consult than to settle for second best. Who wants to regret a land purchase before you break ground?

Once we have all of that out of the way, we get to the fun part.  We sit down with Tom, our very experienced builder.  He listens as you share everything that you desire.  He will talk budget, architectural review codes (if necessary), advantages of building up or out, and all the nuances you WILL NOT BE THINKING ABOUT.  Tom will then hand the “Dream” off to one of our qualified C.A.D. designers.  A floor plan is made!

But that is not all.  Almost 100% of the time, changes must be made.  So don’t panic, expect it!  In our follow up meeting, we will rework entryways, window placement, outlet placement, tweak porch dimensions, etc.  After resubmitting the ideas,  our CAD design team will make the changes real time so you can see how you like or dislike the suggestions.

Now we are ready to roll!  Don’t panic if the design is not finished in two or three meetings.  It is ok.  We are a team dedicated to getting it right with you.  Suriano Homes knows that designing a custom home takes some patience, especially in the beginning phases of the design/build process.
